A lot of times if you uncover something major, you are helping yourself by putting them on notice because then the agent, if it's listed, has to inform the seller and they know about an issue and must adapt to that, meaning everyone else will find the same thing.

Either way, who knows if they're really telling the truth, but it doesn't hurt to ask.3)  The inspection should uncover any major issues, so if it gets to that point, you will be able to back out if need be.  4)  Check into the surrounding areas - are there a lot of vacancies? 

The inspection uncovered some undisclosed foundation issues that were going to be around $4500-$5500 from the estimates I got, and the seller wouldn't budge on the price so I walked.

It you uncover something negative, take that to the bargaining table and see if you can get a concession from the seller to compensate.

That is okay, I really don't care if he fibbs to me, because I am able to uncover the truth with a phone call.Anyway, I looked the place over, and it is well kept.

In the past month I have acutally uncovered 2 or 3 different sources for funding earnest money requirements.

At the very least, there could be a major problem that you uncover that your friend is completely and honestly unaware of.
