Home Insurance for a Flip...

I just bought my first SFH in Toledo OH! I'm planning on flipping it. We close very soon, so i'm trying to line up insurance for the home. I paid in all cash so there isn't a bank to require anything. My insurance provider is in Michigan and they won't cross state lines.... Anyway.. I called another State Farm agency in the Toledo area and they said they won't insure a vacant home. So they offered me a BS policy through the state of OH that basically only covers what I paid for the home, which is 70% of the ARV- the cost of repairs... and they won't give any liability insurance. Have any of you Toledo guys ran into trouble trying to get insurance on your vacant property that you are trying to flip? Or a home that you are trying to fix up and rent out?

@Engelo Rumora suggestion is a good one, that's one of two I would consider. The other is Ohio Insurance Solutions http://ohiois.com/. They're serving a lot of investors in SouthWest Ohio and other areas.
