Flooring - i use Luxury Vinyl Plank flooring throughout the entire house, bathrooms and closets included. its durable, tenant resistant, in style and looks great. and its affordable compared to other hard surface flooring options. 5. spruce up the landscape - dont spend much money here - your tenants will most likely not keep up an expensive landscape. your goal is to get curb appeal for the appraiser and initial tenants.

My truck did not.Class 4 shingles are the storm resistant shingles recommended for hail...However, no class 4 shingles survived the last two storms in my neighborhood.Keep in mind, most contractors cannot do DECRA unfortunately.

I needed a hands-off approach to invest in real estate (I didn't have enough time to keep scaling up my active RE)I wanted tax advantages equal to or exceeding my single-family properties (cost seg studies etc)I wanted geographic and asset type diversification (In 2014, I had 100% of my portfolio in one market and all in SFH)I was seeking a recession-resistant asset class (Based on facts and statistics) There was (and still is) a nationwide demand for affordable housing (This is why I like value-add business models) I wanted to leverage other people’s expertise, track record and deal flow (People who have better connections and teams than I do)

If the "hyperinflation scare" is real (just as likely as the market imploding scare this thread is discussing) then I'd rather be holding my inflation-resistant assets, as opposed to cash in a bank account where it would erode under inflation.

Couldn't resist a great property at auction today and now I have to figure out the right way to pay for it.Essentially I have half the cash available in my S-Corp account and half the cash in my SD 401K acccount.I have never "mixed" a property like this.Suggestions on cleanest way to structure?
