DO NOT  fix cosmetic issues at the request of the tenant....you will open a flood gate that you will regretAt most I will allow painting of an approved color by a professional painter....that's it.

We had one tenant that we approved painting because her boyfriend was a professional painter, and it was better than we could ever do but the bedrooms were odd choices, including a bright orange room that we offered to repaint for later tenants.

My advice and what I like to do is to assemble my own team and find individual sub contractors and make a team of 4  guys, 1 painter/sheetrock worker, 1 carpenter for trim, doors and cabinets, etc, 1 guy with experience in plumbing and 1 with experience in electric connections. have 1 to take the lead in their trade and have the other 3 help him out.
