Our rentals are A/B, but I recently spoke with an acquaintance who sticks with C and he thinks that not only is RoI better, but the tenants tend to be more motivated in some ways.

I just use a google sheet and not remove people since they may not be motivated now but in a year if you are the one who sends the mail, you will be the one they will contact/call.

So, if you choose that route, it could benifit you if the sellers are really motivated to sell.

The owners motivation is highest when they call you so, if you are able to take live calls do it!

My dad has a modular home under contract with a private motivated seller.It's under contract well below 50% ARV and is in good condition.  

The seller is "quietly" motivated and wants to sell a house that he rents out. it was his first house and now he has the property he lives in too.

I think that investing that time and money will motivate me to continue pursuing my goals and to not give up.
