Whether you’re targeting strong cash flow or long-term appreciation, understanding the dynamics of each neighborhood is key.

Some of the family-business real estate companies are starting to move from the (typically) patriarch who started the company in the 90s into the kids who are in their early 40's +/-.  

The key thing to remember about STR in Cashiers is that our "season" is really only about 12-16 weeks.

So when you build your pocket neighborhood, which is an interesting concept, what's to stop an undesirable person from moving in.

No deal is perfect, and anyone on these forums will have different investment objectives as you, but you will typically get some things to at least think about before moving forward.

We had a unit that was ready for open house this mid November that took 4 open houses to get a tenant moving in Christmas day (i know strange move in day, chose by the tenant).  

You'll have to keep me posted on your next move! 

Another option is to split the cost based on the number of occupants in each unit but this also means you'll need to adjust the charges as tenants move in/out, so it requires more work and I wouldn't recommend it.
