After 3 months of really high tension and getting a grasp of the situation, slowly new transactions start to happen in June and houses start showing up more and more in July.

Some of what I'm going to say is a brilliant grasp of the obvious, but sometimes the best solutions are obvious.

Some things that helped my grasp the content is to just listen to a lot of BP Real Estate podcasts.

I am certain you'd be able to get a strong price on the market and since youre an agent, you can have a good grasp of the deal.

Is it even possible to pursue a short sale on this property or am I grasping at straws?

Once you have a good grasp of what marketing channels give you the best return & you have closed a few more deals then I'd start looking into further hiring and scaling your operation.Hope that helps.
