Hi Guys, Happy holidays - I'm a very new landlord in Philly (about 1/2 a year) in and I'm expecting 1 of 3 units to push back on paying rent this month. 

If the answer is no, (and assuming there's no other creative way around the taxes), then we may as well just bite the bullet and sell and write a giant check for taxes. 

.- Scheduling repairs after closing has been tough as a result of the holidays & general lack of labor.Rough estimate of numbers (assuming 5% vacancy, $780/yr in repairs/maintenance, 10% PM fee, $480/yr insurance, $1227/yr property taxes):Current:Expected based on Rental increase to $670 (assuming tenant accepts increase, rental increase would be starting 02/01/2022):Expected if tenant decides to move due to Rent increase (PM company estimates it to be possible to rent at $725-750/mo; keep in mind this doesn't factor in costs to make rent-ready (if any), as well as the cost of getting a new tenant):

Housing prices are projected to continue to rise over the next 5 years in UT and although there are less sellers due to the holidays, there are still just as many buyers and houses going UC as the summer months.

Winter can be slow and especially around the holidays, but don't stop searching because some of the best deals happen close to the end of the year, but others are not paying attention. 

Not even going to get into the fact that she was very borderline in terms of the background check, but that going into the holidays, I bit the bullet and accepted her.

If it's around tax filing season or holidays it can become an afterthought as pre-occupied the passive investors to invest.

Days on market are low single digits.That tells me that while sellers are taking time off for the holidays, buyers are trying to buy themselves the best Christmas present ever, a home!
