You probably aren’t going to do enough to prevent a lawyer from piercing the corporate veil and making you liable anyway. 

I am not a lawyer, so I would recommend you get one. 

I would recommend consulting with your insurance and then getting your lawyer to draft one specific for your property.  

You can put together your own Opportunity Zone Fund with your lawyers and then you must follow lots of laws and regulations and paperwork. 

Most lawyers, however, will do a double closing and the title company can be the same for the initial transaction, or different if the end buyer would prefer (though using the same one will save money).

I was trying to hold back from getting a lawyer and going down that route because she has said anything about legal action.

The borrowers BK Lawyer helped with the UCC 1 we needed on the cross  collateral and my Title company did the mortgage and I wrote the note. 

They use Lawyers, not title agents.  25% of total costs seems high.  

For example, in my county you can actually go to your hearing and get your taxes increased on appeal fun right....Jon Bock CPA/PFS Fee-based on savings I feel is a great alignment of incentives for both the lawyer and the home owner.
