The thought of paying them to leave makes me ill but the $2500 spent on doing so was a cheap date considering the other options.

They are cheap, good networking, and they will tell you who the good "investor" contractors are, those that don't charge retail for repairs because they work exclusively with investor properties.

He's able to charge a good bit of money per unit since it's a unique experience, and they should be relatively cheap to build once you have the land. 

The cheap homes have higher turnover, lower quality more problematic tenants and more expenses.

There is a large inventory of run down houses for cheap that can be good rehab and rent opprtunuties. 

If this is a whole home you are cleaning that most likely $50/night is too cheap IMO.

You typically do not want the seller fixing as when they are selling they tend to (dope stuff up for cheap) and can't be found after closing.

It's not a cheap property management software though, but it is very good.
