I've hated many of my tenants in my career.Given your negative feelings on the tenant I think you will feel better looking at this another way.

I’ve never asked anyone to “be my mentor”, but I feel like I have several now, because I just showed up, created friends, and asked questions.

Feel fortunate that you didn't overpay in any significant way for the work this plumber did do. 

I feel that should definitely get you the most interested parties seeing it and therefore obtain the highest and best offer terms. 

I could put a down payment for a conventional (20-25%) 550k duplex, but I feel it could hurt my chances of buying as many duplexes in a 5 year period (for example) if I go conventional VS an FHA at 3.5%. 

It has take us 9 years to get our business to a moderate size but making that next jump feels like a stretch!
