I've read several books, listen to several podcasts, but the market analysis question seems to be answered vaguely (research growth, rent comparables, job opportunities, etc) Am I making it more complicated?

Instead of relying on anecdotal evidence with your horror story, perhaps do some honest analysis instead.The vast majority of the time a tenant like this will catch up, if the shortfall was caused by a verifiable and temporary issue.

Unfortunately, a lot of posters emit personal hostility when others disagree with their analysis, or especially when they’re called out for posting incorrect legal  information.
