Folks tend to step up and settle when they're ready to buy something needing good credit.

Beware they tend to give BPO's which are closer to ARV's vs As-is values (as do majority of sellers) so don't leave much room for profit after taking into account holding costs, legal, taxes, etc.  

So the clients of the brokers that work that area tend to be small business owners.

I like Wilmington a lot, but it tends to get hit hard with storms.

Tenants in B+ to A- class neighborhoods tend to stay for longer durations compared to those in C class neighborhoods.

Lots of unknowns, but I tend to agree with @Doug Smith given that your town (Perry) is adding population. 

The public tends to believe they are all more or less the same, after all they all passed the same license test, right?

My S8 rents tend to be around what I'd get with a cash paying tenant and I'm happy with that.
