@Ross Hayes If the owner of a cat or cats regularly (every week) changes the litter box and scoops it daily for waste you should not have odor from cats.

So many buyers' agents scrambling to show, place offers, and lose out even with strong offers, just a total waste of time with no paycheck for all the many who didn't win the bid. 

@Nina PenuelaOne of the things we have seen, specifically in Ohio and Indiana is local building authorities target out of street owners with ridiculous fines and make life miserable.Had one where the porch light was out and charged a $50 fine.Another one claimed grass was not cut because it rained for 1+ week and did a $400 fine.

This way you can weed out the lookie loos and people who aren’t qualified, while also cutting down on the number of times you show the property!

So how do you cut through the noise to find the base rate? 

This is an internal accounting requirement  You can cut a check to any member as a drawing or return of capital, to them individually, that's not an issue. 

You're cut out to be a local nosey neighbor.

The enclosures are 3 piece that are cut on the property to ensure a proper fit and so on and so forth.

This setup might not be viable for most investors, as offering rent-free or low rent significantly cuts into their returns, especially with you staying long-term.

If you're looking to cut costs on a PM I would recommend using one for placing the tenant and then not having them manage monthly, I'm pretty sure some offer this option.
