If they survive that hurdle the voucher is based on income so the tenant responsibility portion can change.

We'd have been recommending to our client to start eviction as soon as you bought the property and found out the tenant was behind on their portion!

For the rehab portion, I have not yet done a rehab on a property but I have been in the construction industry for over 25 years and do understand processes, contracts, and timelines. 

You can usually get the water company to remove the sewer portion of the bill once a a leak is repaired as it will demonstrate to them that the usage you're complaining about didn't discharge into the sewer.

I am not sure how other will take this, however in my experience a property management company has an specific job for a very little portion of the pie, which means that they need to assure that they are not liable (of course, I wouldn't sign a contract when they are no liable even for their own error, that seems to be a red flag).You have to understand what is the service that a PM jobs, in here we were comparing with Verizon, but I agree that this is different, however you can compare it with an assitant or a fractional operation manager, as that is their main job to do, and that is the work that they are taking from your shoulders.Another thing to review is what happen when the property goes vacant, are they providing another listing contract or are this also included into the PM agreement?

@Jason F.I think it will be business as usual or possibly even more sellers will use agents because they can potentially avoid paying the buyers agent…It’s not like Fsbo makes up a large portion anyways.

(lower PITI) Get cheaper property taxes - argue with county with a Property Assessment Appeal that your home is worth less than what they appraised it for, thus lowering your property tax burden (portion of your mortgage payment)4. 

Maybe, because they are also renting out a portion of their home to supplement their retirement fund, this is needed in America, not so much in Sweden.

So in total ~ 2-3 weeks w/o washer and ~1-2 w/o with fridgeRenter claims this is causing hardship and demand that they only pay a portion of the rent.
