My best advice for potential house hackers is, run the numbers as if you weren't going to live there, and see if the property is still cash flow positive (and by how much).Someday you may want to (or may plan to) move out and make it a purely investment property, and it's good to know in advance whether you will be able to do so and still have the property be cash flow positive.

Whoops.Basically that just means we pivoted to FHA for this use-case (medium to high income, low down payment, 2-4 unit, owner occ "house hackers") and have been focused on getting really good/fast at it.

@Scott BridgehouseIt depends on the terms of the loan, but you should definitely be able to find local lenders that offer lower down payment loans than that as a house hacker.

I also enjoyed the realtor I worked with, she is a real estate investor and works with other house hackers. 

I am looking to connect with luxury house hackers meaning those that have house hacked and currently have tenants that are paying above median rental income in their market.  

Right now low money conventional in North Jersey is working out really well, it worked out great for me and my wife and many other house hackers in are market.
