I always encourage, to new people , if you have the chance to leverage from another system, DO IT, you will safe so much time ( you may not like a few things, cos you may have to comply with some of the rules imposed ) but overall leverage is power and it accelerates the process like jet fuel in a car ...and then once you grow some wings, you can venture yourself...

My friend has a yacht charter business, not unlike a vacation rental, and one of the add-on amenities is a jet ski package...everything requires multiple release of liability forms, instructions and operations procedures lists, emergency procedures list, he has multiple business specific insurance, along with requiring customer purchase of insurance too and LLC structured for minimum liability exposure.

But I'm starting to see some bubbles looming on the horizon and it ain't as easy making $ in RE as it was when there was a flood of distressed and foreclosed properties to pick through.Presently and personally I really liked @James Park's idea about cooling your jets for awhile and parking the 1m in that <1% money market spread out at 250k chunks in order to play it safe with FDIC limitations or be in a bank you trust with a sweep.I think, and it's just my personal humble opinion as a 70 year old that's been through several downturns, that we've reached another pinnacle in our economy.
