We do well on the income and we put money back into the house each year to make it nicer.We have a large covered slip dock with boat lift and 2 jet ski lifts.

I always encourage, to new people , if you have the chance to leverage from another system, DO IT,  you will safe so much time ( you may not like a few things, cos you may have to comply with some of the rules imposed ) but overall leverage is power and it accelerates the  process  like jet fuel in a car ...and then once you grow some wings, you can venture yourself... 

Hello everybody,I was wondering if anyone has every hydro jetted a main sewer line as preventative maintenance.

My friend has a yacht charter business, not unlike a vacation rental, and one of the add-on amenities is a jet ski package...everything requires multiple release of liability forms, instructions and operations procedures lists, emergency procedures list, he has multiple business specific insurance, along with requiring customer purchase of insurance too and LLC structured for minimum liability exposure.

But I'd love to have the 14,000 hours back he's spent replacing all the main drain lines, replacing the giant fence (posts also need to be replaced almost yearly due to high water table), laying all new concrete driveways and sidewalks, the 8+ remodels across the various units, the new roof and gutters, the windows he's replaced, the grinding/caulking/sanding/priming/texturing/painting of the billion and a half cracks in the plaster interior walls due to the poor underlying structure, the loads of landscaping installed specifically for a needy tenant who moved out after a few months (Cypress trees?  

But I'm starting to see some bubbles looming on the horizon and it ain't as easy making $ in RE as it was when there was a flood of distressed and foreclosed properties to pick through.Presently and personally I really liked @James Park's idea about cooling your jets for awhile and parking the 1m in that <1% money market spread out at 250k chunks in order to play it safe with FDIC limitations or be in a bank you trust with a sweep.I think, and it's just my personal humble opinion as a 70 year old that's been through several downturns, that we've reached another pinnacle in our economy.

I think the most actionable step from the episode was "buy a private jet so brokers take you more seriously" I have added that to my goals for 2015.
