depends on tenant age, maturity and previous home ownership history. pellet stoves generally very safe 98% shut off with no electricity so not great safety net in grid down storm. and flame isnt open to being touched and can be controlled with thermostat   but as with everything from tub, pool, gym, ensure they sign legal form, require renters insurance, get your agent to include it and have lawyer draft a memo and add basic training every heating season. i am looking switch over my oil to pellet wood boiler fed by auger but its auto feed system in basement.

Matthew McNeil Are you willing to invest in RE appreciation with 2 caveats?

I would say the majority of people who try to invest when they do not have a degree in a Financial field will do two things.... 1) look at the book and get very sleepy and 2) Tell themselves that they don't need these "complicated" calculations. The reality is that when you speak with the highly trained Pros, they ONLY speak about the IRR and other derivatives of it.It doesn't matter what you invest, the professionals who Invest need to know it.In some cases, heavy calculus is used for trading, such as in the Quant professions. This book gives you all the math you need which probably goes only the the extent of intermediate school.... say, 7th Grade, but many adults are very intimidated.

And yes... very sweet :-)In my mind, trying to find a place that's going to appreciate is a LOT harder and I would move from "investing" into "speculating"  There's nothing wrong with hedging your bet and doing your research and trying to make sure you're not going into an area that's *completely* going to tank, but I've found that when you start speculating on future prices, you start down the path of just what you described... one piece of information says this, another says that... and they're both at odds with each other. interesting viewpoint. i admit looking for the right market to invest on sometimes feels like a never ending train of pieces of information..
