Generally speaking, mortgage rates are still at historic lows across all fixed-rate products.Even though the stock market has had its ups and downs, real estate has historically been a good investment.

I always ask my clients to speak to an attorney because so many things are left out of wholesale contracts. 

If you search here for Do Hard Money, their previous name, you'll get a thousand hits.The consensus reads mostly negative to mixed at best.

Booked every night for a month, doesn't even cover the mortgage, let alone the cleaning fees and maintenance of the pool, etc. and if you have a property manager, you have to be cashflow negative. 

I am also a veteran if that is relevant.I was told I needed to speak to a tax attorney to lower it.

Eventually, lawmakers realized the negative impact this was having on the real estate sector and created what is known as Real Estate Professional Status (REPS).

You can also speak with real estate brokers, title officers, other investors, the local zoning officer, etc.  

I'd especially like to attend one that will have an economist speak on 2025 projections.
