The problem here is that we are a new industry segment.. or at least one that hasn't had any power until now.. which is why we are so threatening.

 $3,000 in gross commission, which isn't much around here.One of the attractions of working in this market segment is that I'm building a niche in a place where most other agents won't.

There is certainly another segment of RE investors who bank on speculation and appreciation.

I understand that you are wanting to get into the brrrr segment.

Hi @Victor AmezquitaThere are segments of multifamilies out here with some being more appealing than the others.

It's still very competitive in almost every market segment. 

ETFs have really opened up great, diversified market segments and low prices.On top of that, I have spent more time in the last few years investing in myself.

Again there are many segments to even the student rental market, so know who you are trying to serve, what they can pay and where they want to live so you don’t get burned assuming $500/bedroom rents in a $1,200/house neighborhood. 

It could be that this is a bad segment to pursue during this time of the cycle.
