A good paint brush and roller would be good to have.

The slumlords they're nominally attempting to target are going to try and skate by without a permit or otherwise avoid compliance at all costs.

Stronger roller wheels and heavy duty door divider at the bottom will last a lot longer than the cheap stuff many kits come with.

They are tired of active yield versus passive yield NNN and don't like riding the roller coaster boom/bust cycles.

About $250 in wood, $150 in hardware and $50 in paint (berh acrylic cabinet paint and 1/4 nap roller)This will cost less, update the kitchen, get it rented and you can save for “nicer” upgrades down the road.Just my 2 cents* good luck

If they're small holes, just get out some putty or whatever, fill in the holes and run the paint roller over the wall. 

Dave is just bitter because he was a high roller investor who was highly leveraged in the bust of the early 80s and the banks called in his loans.

The rents could even deflate as the hot markets tend to go to cold.Some markets look like a roller coaster on a graph and other have a small incline and a small decline.

And the fact that he can get in over his head might be a warning sign for you as well.You may be saving money by using unlicensed guys and having guys show up on their days off....you may be losing money....But you are skating on the edge IMHO, good luck!
