Presumably, there wasn't a will or any heir actively pushing for ownership, so the taxes weren't paid and it eventually ended up with me. 

@Wes Holmes Just to add a bit more meat to the bone of what others have said:It's standard practice for hard money lenders to require a personal guarantee, but once you have significant experience under your belt, lenders are sometimes willing to drop the requirement for a slight decrease in leverage and/or increase in rate.Regarding extra collateral, lenders sometimes ask for this if the deal is too high risk for them as-is, but you have significant equity in other properties that make it wash.

I use Pricelabs to automate the dynamic pricing.I use a digital guidebook to provide all the information about the property and the specific units to my guests to minimize questions from them.I push all guests to communicate via the Airbnb/VRBO apps, to minimize disruptions on my personal cell phone or email. 

In CA, landlords provide microwave, ove, dish-washer, washing/drying machine and gardening.Let me know what you think.

The tenant pool is pretty decent in most areas for nice rentals as rates have pushed up smaller buys too high for first-time buyers in some of the towns.

If you're starting off i`d suggest pushing farther out, scranton-wilkes-barre,farther out in luzerne county, or reading.

Do not be sucked into the more is better mentality that is all often pushed on this site.

I started investing in real estate in the late 70s, but didn't really push it until the late 1980s and early 90s. 

The other time is spent asking them where paperwork is, why they aren't current on their data entry and generally having to constantly and continually push them.  

I always wanted independence from an employer, but this was the push I needed to get of the porch and out my head and start the process.I am here to start my journey of financial freedom, where I will never have to worry about anyone  making major decisions that impact my life in a way that I can not control and leave me in desperation.
