If buying using a realtor, you should make it a goal to do no worse than that "1% rule", since properties that meet the "1% rule" usually are fortunate to break even AT BEST.The advice of the other posts is well worth pondering before you engage in a transaction that isn't a money-maker.

Then, when you do your books, or get audited it is much easier for your accountant and auditor to do the books and audits because they won't have to ponder over and sift through your personal accounting.It may cost a little more to have personal and business accounting and taxes, but one the most-critical reasons by businesses have been successful is because we have super simple and super accurate bookkeeping systems.

I have an investment property in Oregon and am pondering selling the place, but am unsure of what would give me the largest return.

In a somewhat related comment, I have pondered if it's smart to find a place which has maybe 4 bedrooms and try to add one or two more.
