I closed on my 10th in April, before I was officially gone. 

I finally feel like I am officially on my way in real estate investing.

Hey folks - I'm on the hunt for hiring a land surveyor that A) Has time in the next week to do the survey, if possible B) Is somewhat reputable.Doesn't have to be an "official" survey as we want to see if we have reason to believe this property has an extra couple hundred square feet.

They've shown me properties they've done in the past (or at least an email detailing them), but I haven't seen any official documentation.

I have my engineer do his official evaluation which includes a repair estimate.

However, she hasn't been officially offered a job and he is still going to school.The rental market here is VERY tight. 

I was pre-approved for an FHA loan and want to officially apply for the loan but am concerned I won't be able to find a deal.

But some circumstances require that the property be held, such as when the end buyer is getting a conventional loan and Fannie/Freddie requires that the loan app be dated AFTER the B Buyer close on the property and officially is the owner of record.

In MO, I don't even official need the Operating Agreeement.
