Veterans severance

We have one long term rental in rural NC and one vacation rental. My question is about the long term rental. We have a candidate who would like to rent our 4 bedroom farm house. He and his wife are both students. They have a family. He is a veteran.

They have good albeit short rental history. He is a vet who says he received a sizable severance package from the military and is on disability. He is going to school on line to become a teacher. She is in nursing at the university of MN and is finishing her internship. They want to move to my area of NC, because she is hoping to get a job at our hospital. They have good credit, 794 and 807. No slow or no pays. However, she hasn't been officially offered a job and he is still going to school.

The rental market here is VERY tight. Houses go quickly and there aren't many of them. They really want to secure housing for August when they hope to move here.  When they couldn't provide proof of employment, he offered to pay a years rent up front. This happened to us once before dot turned out ok, but it seems unlikely to me that someone would offer to pay upfront again. Am I being paranoid?
