It is absolutely more work and can become a major head ache depending on how the work comes out.

All of that theoretical rambling aside, it's aching difficult to find those deals because that's what everyone wants.That said, I don't think anyone starts out with the goal of being a slumlord.  

I am working on my first commercial sale right now it's a one of those head ache sales lol.

I have looked at several services, I like that Rentigo has no monthly fee and $1 ACH payments, also like that the portal lets Tenant submit repair request.
