( and we don't go to closing tables on the west coast by the way LOL) Their is EM that needs to be put down.. some sort of Proof you can close Not sure how they teach that.. along with the MONEY you need to do the preliminary work to get to entitlements which is what the builders are looking for..

If you need fast money, I would go into some sort of a sales trades or stock trading. 

If they want the business, they will sort it out.If you're going to have a fax machine.

I enjoyed that mine was a one man band, and it was smooth and efficient, handled by email and short hand dialogue and simple resolutions.My eviction filings, so far have been "light weight," mostly gets people motivated to pay and stay.I spoke to a couple of firms, but they make it sound much more complicated and ugly than it has been in my case, so they aren't resonating with me.

I understand that, but if you keep it as a primary residence and do some sort of house hacking deal where you rent out rooms, can you get passed that?
