I think our biggest issues right now stem from a combination of lack of inventory and migrations from states like CA. 

@Stephen Stefanini we're migrating over to Ciirus which is a much more complete PMS.

Thus, there is a strong trend for people to migrate from the rest of Michigan into the Haslett/East Lansing area.Interstate, this trend extends also to people from outside MI who are relocating to jobs in Lansing, Flint, Dearborn, and even farther away from Haslett, in Detroit.

Things like Migration of people, placing demand on housing needs versus the supply of housing.

We still have strong in-migration, a popular university which keeps demand for housing high and stories of people who are telecommuting to the Seattle area for work as housing is much less expensive in Bellingham than Seattle.

Where is net domestic migration headed?

We like to think about facebook being a good stock, but what happens when the next trendy social media site is created and everyone migrates there and quits facebook. 

I am currently in the process of migrating to Owner Rez.

I wouldn't hesitate to invest more outside the core dallas area as like you said, people are migrating out of the urban core.
