Unless you're talking about taking over title in 2025 under some sort of master lease agreement, she will be hit with capital gains tax regardless of what seller finance terms you come up with.I am not sure that is true if the seller uses the installment method as defined in the IRS publication https://www.irs.gov/publications/p537#en_US_2023_publink1000...The way that I understand it is if a seller uses the installment method only the portion paid of the capitol gains paid in any year are taxable as capital gains and can therefore be spread out over time.

The area where I dont have detailed time logs is prospecting / relationship building for my real estate business which is 100% SOI, Social media posts/stories, attending social events, networking events, friend/family events, etc.Side note...we have no kids so time to do both jobs is abundantly available.

I don't know-but like I said something felt off here, if the intent here was to pass it off to his buyers..Plus,Im unsure that hell even market it properly on the company social media platform unless he has no choice.. if hell first privately contact all his buyers first...There weren't any agents around to chat with-the few that there are work remotely.
