Especially with not a lot of money for a down payment.It is a 1 bedroom stick built house (20k repairs needed)Also a double wide 3/2 manufactured home.It is located in the county, on a R5 plot of land.It is a great deal and I believe I can get it at a good price, but financing has been shot down by every lender I've checked with.The lenders don't like the difference with the stick built and mobile home on the same parcel.Possible options I can do for financing?

A mobile home is a ore-manufactured small home with the proportions of a travel trailer (RV) in many cases they are a travel trailer that was rolled in place and jacked up on blocks with lattice skirt that is installed to hide the wheels and blocks that it sits on.

They are poorly manufactured with cheap materials and nothing ore than trailers that are put up on blocks with a lattice around as a skirt to hide the wheels and frame.

He is now considering new MFH construction using manufactured homes.  

Go to Craigslist and find some wholesalers/manufacturers in your area. 

Through a family member I have been put in contact with an older couple in their upper 70's who hold 18 manufactured homes with their land who are ready to move on.

(Not "manufactured" homes.)Modular homes are built on foundations, with various "modules" brought in on trucks, and generally look like ranch style homes.  

There are many different modular manufacturers in Florida and each one has different specifications, so choose one that fits your needs / quality.

It's in a C++ neighborhood, can you put a manufactured house with a block & stucco foundation on the lot?
