Where is the best place for funding ideas? BP of course!

Hey BP Family,

I need some help! I've been working on getting started in Real Estate Investing and everything comes back to funding deals. I watched countless webinars/podcast on bigger pockets and I understand the concept. All the hard money/private money lenders lead to putting some type of down payment. I'm trying my best to figure out ways to put a down payment down with out using my personal funds, which is not a lot. I'm thinking maybe an additional loan from the bank to cover the down payment and any closing costs. Majority of the properties and I'm trying to purchase are already turn-key or tenant occupied. So initially I would purchase the property and instant cash flow Yay! Of course my GC will verify the properties before I make an offer.
