There are people who buy a longer term (12 months or more ) OPTION giving them a RIGHT to purchase a subject property, at a certain price, within a certain amount of time, and attempt to either sell the option for a higher price or close on a simultaneous purchase and sale to an end buyer paying a higher price.  

Hi @Rachelle BertumenI live and work in the Truckee/Lake Tahoe area and personally own two long-term multifamily units in Reno.

Whether it’s buy-and-hold, fix-and-flip, or short-term rentals, there seems to be a lot of potential here.For those already investing in the area, what have you seen?

I have done my underwriting for 2 years with zero near term appreciation. 

In terms of finding a partner, I would recommend partnering with someone who has something that you don't have (understands renovations, real estate experience, has money, etc.)

I know this was a long time ago but could I get a copy as well?

Since there are technically 2 cities called Kansas City and they are located in different states (with different laws and building codes), it's very important to distinguish between the two, local referred to as KCMO and KCK.So, a long way to ask, are you interested in real estate in KCMO or KCK to start?
