I know this sounds funny but some CPAs are not familiar with true bookkeeping practices they only use the file to extract data for income tax projections and only know what the end product should look like and they are not 100% on how to get the results to show within the software i.e. they post journal entries vs posting to the correct AP, AR and banking programs.

Peter keep in mind as Mike stated above that he provides these type of investments for his buyers... so his posts are a little more like an infomerical.. plus you could no way get the velocity and volume of sub too lease backs with 20k down as you can with turn key rental houses.. your not going to go to PHX and take a bus tour and look at 10 to 30 homes in one day that are all teed up with 20k down sub too buyers.. it can happen of course anything in real estate can happen but these are not fair comparisions by any means.I mean i build new homes  and i could show a graph were I put 25k down on a construction loan and make 100k profit in one year... that would blow both of these models clean out of the water.. and I could also post my article in the Portland business journal showing that I am in the top 30 of all builders in the portland market  #24.. but can i repeat for the mass's nope.. can others do these things sure.. but what turn key provides is a product for the mass's   other forms of real estate are more involved and take more time and there is less of them..

I looked more North and was really thinking about doing a FHA 203K on a property there in west bergen but I was unsure how to go about a 203K and didnt want to overwhelm myself, the neighborhoods are a little rougher but in 10 years those will appreciate probably more than what I have because of the site that journal square has become

There was an issue during the holidays were the magistrate has opted to wait until the final decision was journalized for the bailiff to provide move out service, it was a done deal, and they were going to be kicked out, but the bailiff would not do it until a piece of paper went from the magistrates desk to the clerk's office and show on the journal, the same journal you have access to on the web, nothing special, the reason for this is because sometimes they would hand down the decision and the bailiff would be set in motion and then find out that the case had been changed due to parties getting together on an alternate route, and if that sounds bogus, well that's because it is, were living in an era that freeloaders are getting more respect and favors than law abiding hard working citizens, so yep, it could have been that long, but you have full control of this, the clerks and magistrates and bailiffs will talk to you and let you know, but you need to call and ask. in my situation it took a whole month for a piece of paper to get filed in the same building mind you, and me calling every 3 days pushing and demanding status of just how far in line I was, good luck
