I mostly see duplexes in Arlington and the south side of Fort Worth, but I'm more inclined to live on the north or east side of the metroplex and am having trouble finding properties that cash flow enough to cover PITI on an FHA.

We inherited a 75 gallon installed back in 2012 for 6 units& so far  no complaints.But if I don't go the commercial on-demand HW route next time I'd be inclined to go with 2 HW tanks in series (with the lower BTU's) more for backup than constant HW.
