I live in one of the hottest real estate markets in the nation (DC metro), and next to one of the most challenging (Delaware).

I'm new to wholesaling just trying to inform myself before attempting to jump into it, but my question is why would an investor choose to buy a property from me (contract) when he can just wait until the auction, wouldn't it be cheaper just to wait, I see that maybe they don't want to compete with other bidders but I can't wrap my head around it, just need someones input on this I heard they're the hottest leads next to pre-foreclosures

Orlando was the hottest city in all of FL in 2015 and I assume people are selling due to the market conditions (they probably aren't under water anymore.

@Thomas Seay is in the middle of one of the longest running and hottest markets around AND holding 3 winning tickets that most investors could never touch.When the market wobbles, is when true investors really need to analyze the nuances of their individual market, and not base decisions on anecdotal observations of empty windows and far away dead projects from a distant past.I stand by my original recommendation that the OP, hold his properties, refinance and get finances in place for when the market does take a dip. 

Additionally, Lancaster is one of the hottest cities for real estate investing and appreciation in the recent years, with 2020 being no different.

In the past and through the pandemic STRs were the hottest investment. almost every property was a good deal.

Looking for hottest areas in Louisville/ areas to avoid.
