And even when I have found answers that I'm somewhat confident in, I don't want to risk money based on whether or not I found the right website on Google or whether I interpreted the relevant Idaho legislation correctly.My understanding of the Idaho law I linked to is that there isn't a redemption period after the sale takes place.I'm quite new to this, so I don't have a title company that I use regularly, but that is definitely a valid point as I'm sure they have insight into the process and be able to help clarify it.

:I would say 5% is the power of cash in your 100K/ 20% down example (assuming you have good credit)All cash could probably take that deal down for 95K all cash quick close.I think that is how the seller would view it as they would give up 5K for a lower net price but a slam dunk all cash offer.I think the market you’re in is a huge factor; There may be a 5% Cash Power (did I just make that up?)

@Morgan Klein allowing the tenants to modify the lease before they move in is a slippery slope.You (or the PM) is essentially training them in a subconscious way that the lease terms are negotiable.
