I'd think a good way to un-motivate someone would be to make them listen to some recording, if you had an ad and I called and got a recording, I'd hang up, if you answered my call you can tell in two minutes (or should be able to) if I'm interested and a probable buyer.

You'll have a contract, be very careful not to agree to do anything illegal in your contract that could void the deal.My prescription for a cheat is to give them enough rope to hang themselves.You can state that "the buyer shall not have any obligation to report any principal or interest payment made to the seller, nor shall the borrower deduct any interest payment for tax purposes" All true.

I am looking for a virtual realty group in Washington State (I live in Seattle) to hang my license with that doesn't have any outrageous flat fees.I came across Summit Realty Group http://summitrealtygrp.com/They look like the perfect fit for me but as I do my research I have come across folks accusing the firm of withholding commissions and performing other scandalous activities.
