Contracting jobs where everything is pieced out is messy and in the end causes delays which is no big deal if you are living there, but when you are floating cash on a flip, every delay is dollars out of pocket trying to get to the sale date finish line.A good contractor not only knows how to get the work done right - they also know how to manage your project.

I work with new investors all the time, and end up trying to help them navigate through all the stuff that they need to learn, but I won't go do an estimate on a house you don't already have under contract.If you establish a relationship with one or two GCs at an REIA meeting, you might find they're willing to do a couple walk-throughs with you on houses you're thinking about, and just float you a ballpark.

I'm just not convinced that the government will be able to honor the promises made when it's time for me to start withdrawing the money.This administration has already floated the idea of getting rid of the 529 tax benefits, and they've talked about getting rid of the multiple taxable benefits of home ownership, amongst many others.

I don't see a reason to hold the funds longer as I hope they aren't making money on the "float" time.  

Peel and stick, glue down, or floating?

Yeah, that's been floating around for a few days.  

As you well know there is quite a bit of information floating around out there and it's overwhelming in part.

Since this investment is one of equity the return floats with the proceeds from the property in a pro rata form based on the initial capital injection from each investor.
