It has been 4 months and honestly it is a lot harder then I expected.

At our firm (tax advisory) we are offering a service to help clients with this and we expect many tax/cpa/law firms will as well. 

Usually you're going to have to invest some front-end money to survey it out and work with an engineer to figure out what's possible (generally the more lots the better) based on your existing access to infrastructure, the desirability of the area, zoning rules, etc.

It even states that the lease “will repeat itself” but doesn’t specify terms like figures or percentages for rent increases.

I stared flipping & remodeling 3 years ago and I am now onto building multiple 7 figure custom homes.

What specifically did you expect them to do to prevent them?
