So, even if it first goes into escrow, it needs to be released to the seller and cleared thru his/her account in order for it to also count as a down payment, if and when the buyer exercises the option.  

Agrred, they have an option and they either exercise it, or they don't.

I reviewed a couple of samples and the Deed of Trust (used here in CO rather than Mortgages) do indeed contain this clause.

Then when the good deal comes along you exercise your line of credit and the cash goes into a bank account, use the bank account as proof of funds and get write the cash offer.  

For me personally (sample size of 1!)

Searching for a decent multifamily has become a fruitless exercise.

This should be a relatively quick exercise.
