I added an amendment to the current lease and I increased the security deposit and rent (not by much though) and told the tenants that I will not be accepting the wife and child when they move here in 4-6 months.

In regards to the sale of their homes, it depends on who owns the homes, how many years it has been their primary residence etc. as it may be eligible for exclusion from capital gains.You also have to take into consideration for yourself, depreciation recapture as well as potential capital gains on your rental property.

Some things to be mindful of are the added costs of having to facilitate delivery and acceptance of the windows if you are purchasing them yourself rather than go through a contractor who both supplies and installs the windows.
