You can always carry it forward and use it in a future year when you actually need it to offset taxable income.

I do love Indiana as a state to invest in. 

Even if the owner seems like a really nice person, they will micromanage the builder and not like the specs of the house the builder needs to do, and/or the timing in which the builder gets it done, etc. 

Company's and Regulators are cracking down on how texting can be used, and soon it will basically be illegal or too expensive to stay in compliance.

I am also willing to do MTR. 

Pittsburgh is a good market to make money in now cash flow wise and has good upside as well if you know what you are doing. 

It's great to see the inventory is coming back there are a lot of options out there and I'm feeling excited!

Also if you could review the structure of yours and initial fees which we outlined below it would be much appreciated.
