Find them through Google and meetup.com You might consider the Waltham Black Diamond meetings.

My favorite is the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next Waltham meeting is in July).

If it is outside the historic district there are true diamonds you can snatch up.

Also my personal favorite is the Black Diamond meeting in Waltham (Alternates monthly with their Worcester location with it being in Waltham in July [Worcester is tonight if you are ambitious]).  

While you seem to have taken a negative and slightly unhealthy tone in advice, I tend to take diamonds from dirt.

The key is due diligence and not getting emotionally attached to a property and holding out for the diamonds in the rough.Smaller counties have less competition and therefore typically better deals can be had.John

This guy was running numbers on something like 20 properties per day, making as many as 30 offers a week.. of course 98% of those offers did not yield a deal.. but there is the 1 in 100 which will yield in a deal.I don't think I'm at that level of course, and I recognize that today's market is less likely to yield these diamond in the rough opportunities via MLS, but the idea stuck in my head and is similar to the approach I'm taking here. i.e.
