She really needed to sell, but she owed waaaaay too much on the property and the meth head tenants she had destroyed the house and ended up burning it down 2 weeks after the meet up.

Also, while there are stories of tenants destroying apartments - this is not the usual thing that happens.

The likely hood of your property being destroyed is much higher if you buy a home in that area.

Flooring - if I have to add it I prefer the luxury vinyl planks - completely waterproof, good look, hard to destroy.

2) The carpet in the rented unit is destroyed.

The current top loader I have is destroyed, possibly due to it being left unbalanced for a while so I am leaning toward the front loader as I have not had as many issues with Front loaders as the Top loaders, but I am on the fence if the extra $4-500 or so is worth it or not.Just looking for any insight or thoughts from fellow landlords on this before I decide to buy. 

I reached a low point when the new floor I had personally installed, working many late nights, was destroyed by a tenant who never let her dogs out.  

If you sit with a new roof needed and miss renters paying because of it, it can destroy you.

Violating the law is a serious matter that can destroy a Connecticut licensees career.

Everything seems fine and dandy until that roof needs to be replaced, a water heater fails, tree roots destroy the sewer line, and don't forget about those lovely 'acts of god'.
