They are definitely that type - their excuses are always poorly-reasoned, convenient, and kind of dismissive to be honest.

I would pick Columbus, Ohio and definitely be investing in areas such as German Village and Southern Orchards.

From what I see on the market, houses are cheaper than most areas in the GTA while rent is still relatively high.Especially if you can find a SFR and convert the basement into a secondary suite, will definitely cashflow positive.

This is definitely a big one, huge for OOS BRRRs.

Definitely none of my business to give any legal advice however, in respect to qualifying for a DSCR loan and using an entity, this is what I have seen. 

lolI had someone ask me to teach them real estate and they would buy my lunch… Lol   If course there are people here on Bigger Pockets that if they were ever passing through I would definitely meet them for lunch or dinner, but typically I do not respond, nor try to connect with just anyone..  

Connecting with knowledgeable local contacts like wholesalers and realtors will definitely help in finding deals that make sense in this market.
