In my state foreclosure are conveyed with a Bargain and Sale deed but I've never purchased a VA foreclosure.   

What has been conveyed to me is that even after cleaning and running with baking soda and other attempts to get the smell out it will not abate. 

I think what was trying to be conveyed was that it may be tougher than you think, but that shouldn’t stop you at all.

Hi @Jeffrey Maluia - the best way would be to research the property with the Bureau of Conveyances or to ask a title company to pull a copy of the deed for you.

Will owner’s title policy convey?

The owner is conveying his water rights on the mountain with the cabin, and I wanted to make sure I have all my bases covered.

However, the phrase "distressed property" conveys a wide possibility of definitions. 

Over the years I think I've got back close to every dollar invested but it took 10 years in most cases. it's the skipping of important aspects like seasoning and financing costs and conveying the idea that you too can do 5 of these a year that bothers me.
