Many of these are non-recourse and low interest rate.There are some options for loans below 2M but the costs associated with them take some of the desirability away.Most loans under 2M are done with banks.There are many different configurations for rates, leverage, length of term, etc...

I am not familiar with the location, but I do not see how there is any way that a property built in 2009 (basically almost new) has that type of unit configuration and number of bedrooms.

First, I will describe our market focus.The majority of the single family homes and town homes upon which we focus are within the area marked in green below.The single family homes typically have the following configuration: 3+ bedrooms 2+ bath, 2+ garage, selling between $200,000 and $250,000 and HOA fees less than $70/Mo.

It also states the property is licensed for 8-units (1 1-bdrm and 7 x light housekeeping), but is operating with the configuration you presented at the top of the thread.These are two large flags that may make this a steep challenge for a first rental property.

My guess is that the current Owner ALREADY knew about the zoning issue.But I agree with Mike Wood; the city may be prepared to "grandfather" the duplex configuration, especially if it's been that way through multiple Owners, with no prior Code violations(?)
