A great compilation of stories and tips from guys that put together hundreds of Section 8 rentals in Philadelphia and did well....but also self managed and kept tight control of everything going on (including being at the properties a lot) and learned how to deal with the local housing authority themselves.

The only thing a wholesaler doesn't do, that a REI does do, is close.Next, start compiling a Buyers List of REI that will take your wholesale deals...and find out what the Profiles are of those deals, so you have a road map of what to look for, and negotiate towards.Then, start putting together a Sellers List of sources for properties, and give them the Buyer Profiles you put together above (minus your wholesale fee of course).

I'm not as altruistic as her. haha)This lead me to naturally come up with ways to compile leads thinking about property owners who might be going through stressful situations, and came up with about 14 categories, and built systems & processes to Create these type of leads, and Convert them into appointments & deals closed.
