@Gerhard Listander said it perfectly, you can use a VA loan with a 0% down payment to get a multiunit property (duplex, triplex and 4-plex) live in one unit and lease the other units - you can even lease out the spare rooms in the unit you live in -if you don't mind having housemates of course.

I travel for work during the week and was thinking of renting the spare room out while I’m gone.

Rent a spare bedroom, build more equity and save more cash for the next investment.

I left them some spare bulbs when they moved in, and they would swap them if one burned out, but eventually they ran out of spares; they wouldn't call me just to change the bulbs, but they would mention it if I was coming over for maintenance. 

I keep one as a spare also. that being said I think you need to figure 9 rentals a month to break even and you can make money on the sale.

It really changed my mind because I dont have a ton of spare time to manage all of those other headaches (I know I'll still have some).

I also occasionally rent out the spare room.1) Do I claim 100% of the mortgage interest and property taxes?

Converted the garage to a spare bed and bathroom, restored the wood floors, updated electric.

Pick up a cool roommate or two to occupy the spare bedrooms short-long term (depending on how your girlfriend feels) and you’re golden.
