I can say that if the place is inhabitable and isn't in a total war zone, $800 seem way too cheap for anywhere in Portland.

If the house is inhabitable due to water damage or fire and they had to find alternate place to live on their own then yes, you offer credit but then if you place them in hotel then No credit.

It's an older area of SI because obviously it was the first part to be inhabited by those coming over on ferries from Manhattan and BK, which is also why it's more urban.

Dylan,  I actualy looked at the house on lanning as well and the agent sais it has a 1 bed each duplex in the back that is in very bad shape but still inhabited.

On a multi-family where you are obviously not going to inhabit every unit I believe you will get a percentage of the expected rent.
